Why use a Buyers Advocate

Buying or selling property can be stressful, both financially and emotionally. Professional, independent advice can help you to manage the process successfully, minimise risk and get the best outcome. At Melbourne Property Advisory, we strive to be your trusted partner, to represent you with honesty and integrity in every real estate transaction.

Whether you are based overseas, interstate, or regionally, or are overwhelmed by the whole process or simply short on time, we will set your mind at ease, take control of the process and work in collaboration with you to achieve your goals.

At Melbourne Property Advisory our role is to:

  • Dedicate the time required to source and assess each potential property

  • Remove the emotion and make objective decisions

  • Provide you access to 'off market' opportunities

  • 'Talk the talk' with agents so you don't have to

  • Provide an independent, clear and realistic estimate of price

  • Undertake all the necessary due diligence to minimise your exposure to risk

  • Advise you on the best method to purchase or sell

  • Bid at auction, negotiate purchase price in a private sale or pass-in situation and secure favourable commission fees going into a sale

  • Save you money - through our intimate market knowledge and expert negotiation skills, the savings you are likely to achieve often cover the cost of our fees and more.

In addition to all of the above, a key point to consider is who is representing you and your best interests.

Selling agents may appear to genuinely want to help you as a buyer find the right home or investment property, but make no mistake – the agent selling the property is working for and being paid by the vendor. The vendor’s best interests will always be above yours as a buyer.

A buyer’s advocate will represent you and you best interests and will source properties across the board to meet your criteria and budget. We are paid by you, and you alone and as such work only for you.

If in doubt of where an agent’s loyalties lie, ask yourself; ‘who is paying whom’ and you will get a very clear answer!

Melbourne Property Advisory are 100% independent and as such can genuinely act in the best interests of our clients
