The 1 July 2027 CGT reset

The Treasury Laws Amendment (Tax Reform No. 1) Act 2026 received Royal Assent on 26 June 2026. From 1 July 2027, most CGT assets held on 30 June 2027 are treated as reacquired at their market value on 1 July 2027. Gains up to that date fall under the current rules; later gains are taxed under the new rules.

Taxpayers can use a market valuation at 1 July 2027, or an apportioning method set by the Minister. At October 2026 that method had been released only as a draft for consultation and was not yet final. Which approach suits a client depends on how and when the property's value grew. That is a question for you and your client; our role is to provide a defensible market value.

Why an inspected valuation

  • Higher-value properties carry more at stake. On a $3 million property, a small difference in the 1 July 2027 value can change the tax outcome by tens of thousands of dollars.

  • Desktop valuations have limits. Renovations, extensions, condition and unusual features are hard to assess without an inspection.

  • Evidence close to the date. Inspections and sales evidence gathered close to 1 July 2027 are easier to defend than a valuation reconstructed years later.
